A water heater leaked from the top, causing damage to approximately 25 square feet of floor and insulation below the home. There is a very large and apparent area of growth on the drywall outside the boiler closet, and the subfloor directly beneath the heater is sinking. The belly paper beneath the leak was exposed previously, and the bottom of the subfloor showed significant discoloration. Further inspection confirmed the insulation in that area was still wet.
Our team conducted a thorough assessment to identify the source and extent of the water leak. We documented water damage to approximately 25 square feet of flooring and insulation below the home, including microbial growth on the drywall outside the boiler closet and a sinking subfloor directly beneath the water heater. An inspection cut was made to verify wet insulation, and the condition of the exposed belly paper and discolored subfloor was documented. The remediation plan includes making cuts of at least 2 feet, potentially extending to 4 feet, where the highest growth is on the drywall, and 2 feet or less in other affected areas to address the damage.
