The customer reported a wet area. Upon inspection, walls around folded-back carpet were saturated 3 to 4 feet high, primarily paneled walls. Discoloration was noted along the tack strip in the living room. Additionally, walls near the toilet in the bathroom, also paneled, showed elevated moisture with the base swollen and peeling. The source of the leak could not be recreated by running water fixtures, suggesting a possible intrusion from the exterior or an adjacent unit.
An on-site inspection was conducted to assess the reported wet areas. Moisture readings confirmed high saturation in the affected paneled walls in both the living room and bathroom. Carpet was folded back to reveal underlying moisture issues, and the extent of damage to tack strips and baseboards was documented. Attempts were made to recreate the leak by running toilet, sink, and shower on all levels, but the source remained elusive. Macros for demo, drying, and docusketch were completed to plan for the necessary restoration work.
