The customer contacted us due to suspected long-term groundwater intrusion affecting their basement den and an adjacent bedroom. The intrusion resulted in Category 3 water contamination, slightly elevated humidity levels, and visible microbial growth—including mushrooms growing out of the carpet along the corner wall. The homeowner requested an inspection, a remediation estimate, and third-party verification to ensure the property is fully restored before potentially putting the home on the market.
Upon arriving at the property, an initial assessment was conducted to evaluate indoor humidity levels and inspect affected structural materials. Using specialized moisture meters, moisture readings were taken along the drywall and baseboards, confirming that while the materials currently read dry, significant organic damage and microbial growth were present. A comprehensive remediation strategy was formulated, recommending the selective demolition and controlled removal of damaged building materials, carpet, and baseboards in the basement den and shared bedroom wall. Additionally, proper containment, microbial cleaning controls, and third-party remediation verification protocols were planned to ensure complete safety and restoration.
