The customer contacted us due to water intrusion around an exterior window, which resulted in moisture affecting the carpet, carpet pad, swollen MDF baseboard, and insulation within the lower portions of the exterior wall cavities near the sill plate. The source appeared to be related to the window seals, allowing water to enter the wall assembly and surrounding areas. The customer needed professional inspection, moisture assessment, extraction, and drying to prevent further damage and determine the extent of the affected materials.
The affected carpet and carpet pad were inspected, moisture mapped, and extracted. Swollen MDF baseboard was removed, with no microbial growth observed. Exterior wall cavities were opened for inspection, revealing wet lower insulation near the sill plate. Five invasive moisture points were established in sill plates, along with non-invasive readings at the window ledge and carpet. A drying system was installed using 5 low-profile air movers, 1 axial air mover, and 1 LGR dehumidifier. Follow-up monitoring showed good drying progress, with carpet and lower areas successfully drying. Additional equipment was removed as drying progressed, and general cleanup with limited content manipulation was completed. A return visit is planned to verify full drying of any remaining moisture.
