During the restoration visit, affected areas were thoroughly inspected, revealing two additional foundation cracks in Bedroom A. Previously cut sections were cleaned, baseboards detached, and general cleanup performed. Drying equipment was adjusted based on moisture monitoring, with two air movers removed from the hallway as areas began to dry. The team recommended Category 3 water damage treatment for the source bedroom, including removal of affected porous materials, while the hallway and other affected bedroom were recommended for Category 2 treatment pending further evaluation. Documentation was updated, foundation cracks communicated to the client, and continued moisture monitoring and drying process adjustments are scheduled.

Upon arriving at the property, an initial assessment was conducted to evaluate indoor humidity levels and inspect affected structural materials. Using specialized moisture meters, moisture readings were taken along the drywall and baseboards, confirming that while the materials currently read dry, significant organic damage and microbial growth were present. A comprehensive remediation strategy was formulated, recommending the selective demolition and controlled removal of damaged building materials, carpet, and baseboards in the basement den and shared bedroom wall. Additionally, proper containment, microbial cleaning controls, and third-party remediation verification protocols were planned to ensure complete safety and restoration.

The team arrived on site to begin extracting standing water and establishing a comprehensive structural drying setup. In the master bathroom, technicians prepared the vanity for detachment, removed glued-down vinyl flooring, and labeled and set aside the baseboards. Upon discovering hidden mold growth beneath the flooring near the vanity and toilet, the team vacuumed and treated the affected subfloor using IAQ antimicrobial solution. In the hall bathroom and laundry room, the team removed glued-down vinyl flooring and sprayed antimicrobial agents to neutralize strong odors and control mold. Perforated plastic sheeting was laid over tacky exposed subfloor in the laundry room to keep the area usable while allowing continuous subfloor drying.

The restoration team inspected the property, removed damaged drywall as needed, and treated the wet carpet as part of the drying process. Moisture readings were taken throughout the affected areas to identify elevated moisture levels and monitor drying progress. Drying equipment was strategically placed to promote proper evaporation and humidity control. Follow-up moisture checks were performed to verify that the drywall, flooring, and surrounding materials were progressing toward acceptable moisture levels before completing the restoration work.

The area was inspected, and moisture sources and impacted surfaces were identified. Affected materials were cleaned or removed as necessary, and the area was treated to address the microbial growth. Moisture levels were checked to help ensure the bathroom was properly dried and prevent further damage.

Our restoration team executed a thorough remediation process to address the water damage. This included removing all affected drywall along the bedroom's exterior wall at window height and carefully inspecting the drywall behind the closet baseboard. In the landing/hallway, the damaged baseboard was removed to allow for a comprehensive inspection of the underlying drywall for any microbial growth. The affected wood flooring, which exhibited significant water damage and trapped moisture, was completely removed. Extensive demolition and detailed moisture inspections were then conducted to ensure all non-restorable materials were identified and removed, effectively addressing suspected microbial growth, and ensuring all affected areas were properly dried and restored to industry standards.

The restoration team performed water and debris extraction across the affected carpet and exposed concrete floors. They removed damaged carpet, padding, baseboards, door trim, and window trim. To expose the wall cavity for inspection and drying, damaged drywall, vapor barrier, and compacted insulation were removed around the source window bay, and 3-inch drywall cuts were made along the east wall. Technicians treated and extracted the concrete floor to remove mud, applied antimicrobial spray to hallway carpeting, and separately dried retained MDF trim per the customer's request. A comprehensive drying system was installed using large dehumidifiers, air movers, and an air filtration device (AFD). The team cleaned mud and debris from both the interior window area and the exterior window well. Throughout the monitoring phase, equipment was repositioned to address remaining elevated moisture points, and drywall cuts were refined to satisfy the customer's expectations.

Our team conducted an initial visit for water damage remediation. In the kitchen, we removed glue-down tile vinyl flooring and the previous original flooring, including paper backing from wet subfloor areas. The dishwasher was detached, and the refrigerator was moved to the living room. Drying equipment was set up, including 2 Axial 1/2 HP fans in the kitchen, and 2 Saharas and 1 Evolution dehumidifier in the basement workout room. We completed a hydro visit, confirming the kitchen subfloor and underlayment were dry. In the basement, we protected contents and carpet with plastic before detaching 6 can lights and 1 bowl light from the ceiling. Damaged Sheetrock ceiling was precisely measured and removed, cutting 6” from soffits and 12” from the exterior wall, followed by removing screws from joists. After demo, a thorough HEPA vacuum of the carpet was performed. We removed the Sahara fan from the kitchen and used an AFD in the basement workout area during demolition, removing it upon completion.

In the workout room, Alpha Omega Restoration Pros performed full moisture mapping, scored and detached affected MDF base, and removed compacted insulation exposed by prior base cuts. They installed air movers, a dehumidifier, and set invasive points in sill-plates. Potential future Sheetrock removal under the window was noted if insulation remains compacted. In the mechanical room, sill-plates were assessed and found dry after initial water extraction by the homeowners. The client, Leon, was updated on work progress and informed of scheduled Sheetrock demolition under the affected window.

The restoration team installed a comprehensive drying system, including five low-profile air movers and one LGR dehumidifier in the living room, and three low-profile air movers in the bedroom. No water extraction was required as sheetrock moisture levels were acceptable. Follow-up monitoring was conducted, and equipment was adjusted by removing four air movers from sufficiently dried areas. A Firebird drying system was strategically placed along the shared wall to target remaining elevated moisture, with continued monitoring planned to ensure all affected materials reach acceptable drying levels.

Alpha Omega Restoration Pros performed a comprehensive water mitigation service. The initial visit included a Docusketch and moisture mapping, removal of affected carpet and pad from the source bedroom, and removal of floating floor and base from the hallway. General cleanup and vacuuming were performed. Drying equipment, including 7 lo-pro air movers, 1 large dehumidifier, and 1 AFD, was set up in the hallway, under the stairs, and in Bedroom B. The team collected demo macros for setup and future estimates. Technicians used appropriate PPE (nitrile gloves, Tyvek suit, N95 mask) for carpet removal. All areas were monitored until they dried below set goals. Upon completion, all equipment was removed, moisture points were addressed, macros completed, and a post-mitigation Docusketch was made. Debris, including carpet, pad, and floating floor, was hauled away.

To address the identified mold and water damage in the bathrooms, our team implemented a focused remediation strategy. This included setting up containment areas in both bathrooms to prevent further contamination, carefully removing all mold and water-affected materials, and thoroughly decontaminating the contained areas. This limited scope of work was specifically designed to restore the bathrooms to a good, healthy condition as per the owner's request.
